Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Is Staging a Home worth the cost

 

 

  I had a conversation the other day from one of my clients about a home she went into and the home was staged. It cost $15,000 but it was beautiful. Is this cost or any cost for staging really worth it.

 

Staging a home seems to be the new thing and I’m sure there are many companies that are making a lot of money doing it. What happens is that these staging companies start stressing to the large Real Estate companies about how great their service is and how much staging a home will help sales. I was reading an article from the California Association of Realtors about staging a home and the statistics of how many homes are staged. They offer some very vague statistics on the cost of staging, who pays for the staging and how buyers are affected from the staging of a home.

 

I for one am not convinced that staging a home is worth the cost and do buyers really pay more for furniture that will not come with the home. If you think about it, it makes no sense. Yes I agree if a home is professionally decorated it will be easier to show and more people may possibly come through the home and that could help with the sale, but are sellers willing to pay for the staging or will they pay more of a commission if a Realtors is willing to stage a home?

 

Sellers have a right to expect a Realtor to do what they can to get the most from the home, but sellers who are cutting commissions should understand that Realtors need to make a living too and the more you negotiate a commission the less a Realtor is willing to spend for a sale. Remember there is no guarantee of a sale so if a Realtor puts out money they have no guarantee of getting that money back.

 

In my business of Property Management in Anaheim Ca. I know how homes are sold and you do not need to stage a home to sell it. So if a Realtor wants a seller to stage the home, a seller should really think about it before spending the money.
