Video?
When it
comes to Selling or Renting a property, sometimes less is more. The first step
for people, who are looking for a Home, is to go on the internet and see what
is available in the area they want, at the price that they can afford. The Real
Estate industry push Agents to put more and more on the internet to attract
Buyers, and Renters to your property. One very popular tool is to take a Video
of the Property and put it all over the Internet. But is this the best way to
get your property Sold or Rented?
I know that
I am in the Minority, but I am not a believer in Video Marketing. I have found
that when I put a Video out for one of my Properties, I get less in person
showings for that property. When you go to a car dealership, the first thing
they want you to do is take a test drive. Why? Because, when you sit in the
car, you now start to feel like you are a part of that car. Talk to every retail business owner and they
will tell you that getting “FANNIES IN THE DOOR” is the life blood for their
business. Jerry Buss, when he first bought the Los Angeles Lakers understood
that he had to figure out a way to get “FANNIES IN THE SEATS”. The same goes
for Real Estate Agents; they need “FANNIES IN THE HOME” in order to Sell or
Rent the Home.
In my business of Property Management in Anaheim Ca. I find that if you put a video on the
internet, a buyer or renter looking at that video may feel that they have seen
all that there is to see on the video, and the property is not for them. The
video many times is used as a means to disqualify homes from the list of homes
to see. People have less time to look for homes, so they use the video instead
of going to the home. Every Agent has had a Client that has fallen in love with
a property for reasons that have nothing to do with the way the property looks.
The property just may feel right. Homes for good or for bad have a life of
their own, and unless you get a person to actually go to the property they will
never get the essence of the Home. Yes, I used the word “Essence” Take it from me,
I have gone from building homes, to selling homes and have been in too many
homes to count, every home has a life of its own. It could be the way it is
decorated, the way it smells, the way it is laid out, is the home in disarray,
or is it well maintained, how is it Landscaped.
When I first started in Real
Estate, they told me that when people started to talk about how their furniture
will fit into a home, they are sold. That has some merit, but it is the
personal feel you have when you walk into a home that makes the difference.
When I put a home on the market, I always ask my clients to remove many of the
personal and family pictures from public view. Why? Because I want the
potential buyers or renters to imagine there family in the home, not yours. When
you watch a video of a home, all you see is how the home looks and even that is
not an accurate portrayal of the home. How many times have you gone to a Hotels
web site and looked at the video of a room? When you get there, is the room
really as it seemed on the video, probably not?
I prefer to
use photos for my properties, that way I control what people see, and try to
get them curious enough to want to see more. An old saying (attributed to Walt Disney) that sums up the way I feel is,
“Always Leave them wanting more”.
