As a
property manager, one of the issues I deal with every day, are repairs to the property.
Most of the time, its plumbing issues. That is a normal repair that investment
property owner must deal with and expect. But there are ways to avoid costly
and unnecessary repairs.
Many
property owners want to give their Tenants as many perks as they can. They provide
refrigerators, washers and dryers and other non essential items that may make
the property more inviting, but can create a costly problem for the property
owner.
I always
discourage my clients from putting items into a property that the Tenants should
provide on their own. The more you put
into the property, the more that can go wrong and cost the owner a great deal
of money.

In my business of Property Management in Anaheim Ca. I tell my clients all the time that Tenants will never take care of your home the way you will and we all
know what can go wrong, especially with a washer and dryer. Many property
owners want to put into the contract that they will provide certain items, but
if they are in need of repair the Tenant is responsible. This may make a
property owner feel that they are relinquishing themselves of the cost of any
repair to the item, but all they are doing is creating animosity between
themselves and the Tenants and often times the tenants will not repair the
item, so you now have a non functioning item in the home.
This can create all kind of issues.
When a
Tenant agrees to rent a property they feel, for right or for wrong, that every
item in the home is the responsibility of the property owner to maintain, If an
item breaks, for example a washer or dryer, the Tenant will never feel
responsible for the damage to the machine. They may even be correct, they may
have done nothing to break the machine, but now there is a standoff, an owner who
has put in the contract that the Tenant is responsible for the washer or dryer
repairs, and a Tenant who wants the owner to fix the item. Leaving aside the
legal or contractual issues, now a real conflict has been created between the
two parties that will not have a happy ending.
In the end,
the owner will end up fixing the item or throwing the item away. If the Tenant
does not fix the Item and then moves out, the owner is now left with a non
functioning machine. The property owner will deduct the cost from the Tenants
deposit, and that may be disputed in court.
Do yourself
a favor as a Rental Property Owner. Provide only what is necessary in the home
of your Tenants. Everyone involved will be much more content.
