EDUCATING TENANTS
On my web-site I have a section on
the Property Management Page that headlines
“WE EDUCATE TENANTS”. This is an area
of property management that is often ignored, but it may be the most important
aspect of managing a property successfully.
As any property manager knows,
nothing is perfect and nothing is permanent. You can have a great tenant, that
pays the rent and never complains about anything, then things in their lives
change and the tenancy goes downhill quickly. The only thing a manager can do
is make sure a tenant understands what is expected of them and also what the
tenant should expect from the manager.
My method of tenant education takes time
and is not just a sit down talk at the start of tenancy.
First it starts with
me paying attention to the screening process and asking questions before a
contract is offered. People are all different and every life story is unique. In my business of Property Management In Orange County Ca. I know that a
credit score tells you just a part of the story, but you need to have a
conversation with the tenant in order to get a feel of who they are. Yes you go
over the rules of the home, before the tenant moves in the property, but as
with all of us, tenants have a tendency to nod and accept the rules but have
not really been paying attention. The real education begins once the tenancy
starts.
When a tenant moves into a property,
it takes some time for them to acclimate themselves to the property and the
area. I make myself very accessible to the new tenant and always visit the
property in the first week to answer questions or give some advice. This is a
perfect opportunity as you are being helpful to the new tenant to also let them
know what is expected from them. I have found that if the tenant feels you have
their best interest in mind, they will be open to listen to your expectations.
I like to talk to them about other tenant stories in the past and situations
that arose and how they were handled. This creates a conversation between me
and the tenant that we both will remember.

The most important part of the
relationship between the tenant and property manager is that the tenant knows
you will be there for them when they call. The advantage I have over the large
management companies is that I know each tenant, because I am the one who has
put them in the property. I make it a point to let every tenant know that they
can call me with any questions they have. I also make it a point once a month
to go by each property and just say hello. I want them to know I am there for
them, but also I have a job to do for the owner.
I want all my tenants to know that I
have their best interest in mind, and if they are having some problems, to let
me know and we will work something out. I never want to get to a point of
evicting a tenant, but unfortunately some tenants, no matter what you do will
allow the situation to deteriorate and must be evicted.
Educating your tenant is a process
that may take time, but is well worth the effort.
