Property Management is a team sport
Today is Sunday, so I, like so many others enjoy watching football. Football is a team sport, so no matter how many great players a team has, if they don't play as a team they will not win. In my business of Property Management in Orange County Ca. I consider Property Management is also a team sport.
To be a successful Property Manager you have to be able to work with a lot of moving parts. It does not matter whether you are doing Property Management in Anaheim Ca. or Property Management in Huntington Beach Ca. Or Property Management in Fullerton Ca. you need to have all the participants involved in the property working together.
It all starts with the property manager and how well they are organized. A good property Manager has his or her hands on every property that their company is responsible for. If, as a property Manager you just hand a property off to an underling and you have no Idea what is going on with the property, that is a weakness in the team. As a property manager, you are the quarterback of the team and you must know what every other teammate is doing in order for you to have control of the game.
The next piece of the team is the property owner, It is very important for the owner of the property to be on board with the Property Managers playbook. In my business of Property Management in Orange County California I am very transparent with all my owners and I always let them know what is going on. Now there are the owners that want to be a passive member of the team and they just want me, as the property manager to handle everything without bringing them in the process. That's fine, every team can have passive members as long everyone is OK with that.
The next member of the team is the Tenant. The tenant is the one member that me, as the quarterback is concerned with the most, and Is the one member of the team that can cost every other member the game. Just as a quarterback of a football team has to keep certain other players of the team involved and not let them get complacent during the course of the game. Me, as the quarterback in Property Management in Orange County Ca. Has to keep certain Tenants from getting complacent in their tenancy.
Just as every team has other members such as coaches and trainers, a Property management team has other members also and the property manager is also responsible for them to perform. If every member of the team does not do their job on every property, it will be a very unsuccessful management process and the quarterback will deservedly get the blame, just like a football game.
