Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

ONE NECESSARY TOOL THAT SHOULD BE IN YOUR GARAGE


While you are out shopping this Holiday season, there is one gift you should give to yourself. There is one tool that every Garage should have and that tool is a "SHOP VAC". If you have never used a shop vac and you just heard the name, you may think that it is only for industrial use, but you would be wrong.

 

In my business of Property Management in Orange County Ca. I have used a shop Vac many times to clean up after a Tenant has moved out, but I also use my Shop Vac at my home all the time, In Fact I have two Shop Vacs, one small and one large. The small one I use all the time, it is light and powerful and I can use it for just about everything the large one can do.

  

 

Just to be clear, the name "Shop Vac" is a brand name and that is the brand that I have always owned, but what these types of vacuums are to be precise is a "wet/dry" vacuum. That means that they will vacuum up dry stuff and also wet stuff. I can't tell you how much wet stuff I have vacuumed up with my shop vac. Just last month, I drained my pool and had to use my shop vac to sop up all the water that the pump could not pump out. It was probably 50 gallons. I also use my small shop Vac to vacuum the cobwebs that are at the highest point on my ceiling. Once you use a shop vac, you will never be without one.

 

As a property Manager in Anaheim Ca. and as a Property Manager in Huntington Beach Ca. and as a Property Manager in Fullerton Ca. No matter what city I manage properties in, I always recommend to Tenants and also property Owners to own a shop vac. I had a Tenant In Huntington Beach that had a leak under the sink, so I brought my Shop Vac and cleaned up all the water. 

 

My last word on the shop vac, is for the price, you will be very pleased with what you get out of them. My large shop vac is 20 years old and still going strong.
