The first is often the best
In my Years in Real Estate. I am always amazed how so often the first
people interested in your property are more times than not, the people who will bring the best
offer. I don’t know why that is, but it happens so often that I can’t just say
it is a coincidence, but reality. I tell my clients, especially when it
comes to selling a property to never disregard the first offer, even if the
offer is lower then you are asking.
The first big mistake homeowners make is to make the transaction personal
and not business. I know it's difficult to separate the two since your home is
as personal as it gets, but remember you are selling a product and the person
on the other end is purchasing a product and that is as complicated as it gets.
The stakes are much higher and emotions can get the best of all of us, but
keeping it in its most simple form will keep things on track.
When you get that first offer, look at it as a great opportunity and
think very carefully when you counter the offer. Make sure you are not thinking
in terms of time is on your side, because the longer your property is on the
market, the less attractive your property becomes.
There are reasons that a
property sits on the market for a long period of time, but the most common is
that the property is priced too high. When someone makes an offer on your
property, they are doing their homework just as you should have done when you
priced your property. Don’t discount the fact that they may be more accurate
then you are, or you may just be acting out of hope rather than reality.
I don’t want my clients to over react one way or the other. I don’t want
them to accept an offer just because it is the first one and they have fear that
if they reject it, they may not get another and I don’t want them to reject a
first offer without working it, just because they feel that more offers are on
the way.
All I want from my clients is to give all offers a chance to blossom into
something that could turn into the right offer. It happens so often that
nothing

In my business of Property Management in Anaheim Ca. I find that the
same happens when you are trying to rent a property. The first people who submit
an application are often the best fit for the property. The reason may be a
little different then selling. People who are looking to rent in a certain area
are doing so for specific reasons and many of them stake out an area looking
for a house that fits their needs to come on the market. They understand that
the rental process is quick and they want to get their application in ASAP.
The
commitment for renting is just one year so if they make the wrong choice they
can be gone when the lease if up, so the thinking that goes into whether to
rent a property or not is much different than the thinking that goes in to the
purchase of a property.
What I tell my Rental Property Clients, is for them not to be so picky
that they end up renting to a much less qualified Tenant a few weeks down the
line. The longer a rental property sits on the market the more money the
property owner is losing. When you lose one month’s rent, that money is gone for
good and you can never get it back, so just like when selling a property, you
should always take a hard look at the first prospective Tenant and not always
think that time is on your side.
