Make sure the license and bond is current
As a Property manager, one of the main jobs is getting repairs done to
the property. Many of the repairs are small and not very complicated, but when
it comes to major issues like plumbing, electrical or roofing, you want to
make sure you use a licensed Contractor and you want to make sure their license
is active and their insurance is also in place. They need to have at least a
$12,500 bond, and if they have any employees, they need to have work mans comp
and you also want to make sure they have liability insurance.
As a General Contractor as well as a Real Estate Broker, I am very
sensitive to the use of a licensed contractor. The fee’s to the Contractor Board
and also the bond fee can make some Contractors not keep current. They may show you their license, but it is very
simple to check a license. Go to http://www.cslb.ca.gov/ and you can easily check a license.
It is very important to make sure your contractor is current in their license
and bond.
In my business of Property Management in Anaheim Ca. I know many Property Managers feel that if they
use a licensed Contractor they will end up paying more then if they used a
handy man and the answer to that is probably, but believe me, more times then
not the cost will be well worth it. There may be many reasons that the local
Handy Man does not have a license. It could be that they don’t qualify under
the rules of the contractor board, They many not want to be under the control
of the contractor board, they may not have been able to pass the exam. What
ever the reason is, you need to be very careful.
