Bad Real
Estate Practices should not be taught
I am still
amazed how many Realtors will take the time to drive people around in their car
and show them homes without having any idea what the potential home buyers can
afford. This practice is silly for the Realtor and not fair for the potential
buyer.
Why does
this still happen? There is a very simple answer to this, the Real Estate
companies encourage new agents to just get people in the car, and they don’t
take the time to explain to the agents how to go about pre-qualifying these
buyers.
The reality is that most people who become Realtors, don’t last
very long in the business and the Brokers who hire them want to get that one or
two sales out of them before they leave. The way that the Brokers look at it, is
that these new agents need to learn the business and the best way is to throw
them out and let them start showing property. I think this is short sighted and
probably the reason people don’t last very long in the business.
In my
business of Property Management in Anaheim Ca. I find that the high percentage
of frustration that new agents feel when they show 20 or 30 properties to a
client and then there is no sale will destroy that Realtors motivation. The
client gets frustrated with the Realtor, and the Realtor get frustrated with
the client. This does not bode well for anyone in this process.
Much of this
frustration could be avoided if the Agent sits down with the potential client
before they go out to look for houses and pre-qualify them and get them in
touch with a lender to see what they can afford.
The quickest way to get people
to leave the housing hunt process is for them to find a home they love and find out
they can’t afford it. The fear that so many Realtors have is that they will
scare the potential home buyer and lose them. So many Realtors have files full
of potential clients that they will never sell a house to, because they have no
Idea what they can afford.
All this
comes down to training and Most Brokers will not take the time to get new
Realtors to understand the process and the sad part is that so many new
Realtors will leave the business before they really understand how to make the
business work for them.
