Why Video can be a negative in Real Estate Marketing
I have talked about my dislike of Video Marketing before,
but I still get requests from sellers to put video on the MLS and other web
sites. I have to fight like crazy to get them to understand my point of view.
My talking point is, "less is sometimes more".
My big obsession when it comes to selling Real Estate is
getting people to come to the house. In a blog I wrote many months ago Titled
"Video or no Video", I explained that like any business getting fannies in the
door is what is important and having people view your homes video on a computer
screen is not conducive to selling a home.
I always ask people to go to a hotel web site and view the video’s
that shows their rooms. Then go see the rooms and ask yourself if it really gives
you a good impression of how the room really looks or feels?
I think when
selling a home, the feeling of the home is just as important then the look and
you never will get the true feeling of a home when you look on line at a video.
I want people to come into the home and place themselves and their family into
the home. You are always taught that if people start placing their furniture in
the home, there is a good chance that you will have a sale. Looking at a video
is too sterile a procedure for people to start placing their furniture.
In my business of Property Management in Anaheim Ca. I use the term “disqualification”
when it comes to people looking at videos when they are shopping for a home.
They use videos to disqualify a home, and not to entice them to actually go
into a home. People are looking to save time, so they sit at a computer, or
worst the small screen of a smart phone and disqualify your home without even stepping
into the home.
Actually, the laziness of many Realtors has propagated this
activity. Realtors should be previewing these homes and finding the right homes
to show their clients, but too many Realtors just send listing to people and
leave it up to the client to let them know what homes they want to see. If they
would get out there and look at the homes, they would be able to tell their
clients why they should see the home in person and not just view a video.
I will not put a video on the MLS or any web site, I have
had just too much experience of lower showings with video marketing, and I have
found the best way to sell homes is to get those potential buyers into the
home. I market to Realtors and pay selling Agents more commission then I take,
because I want them to want to show the property.
