If it’s not part of the
sale, get rid of it!
When you are ready to sell
your property, it is very important to only let people see what is included in
the sale. If you don’t want it to be part of the sale, then get it out of the
house or tear it down. Now I’m not talking about your furniture or anything that
is not attached to the property, but I’m talking about things that are attached
to the property that you either want to take with you, or you don’t want to
repair it so you need to get rid of it before you put the house up for sale.
I talked about a beautiful
wood burning stove that was in a home and was a big reason the buyers bought
the home. They fell in love with the stove, but before the sale was closed the
sellers wanted to take the stove with them. I had to give them the bad news that
the stove had to stay, if they wanted to keep the stove, then needed to either
remove it prior the house being up for sale, which is the best way, or put in
the contract that the stove is not part of the sale. The problem with the
ladder is that what people see, they want so if you have the beautiful stove in
the home for people to see, they will want it or they may not buy the home. If
they never see the stove, there is no issue.
In my business of Property Management in Anaheim Ca. I tell my clients to get rid of anything
that would need repair if it were to be part of the sale, like a patio cover
that has a lot of termite damage, it is better to tear it down before the sale,
then there is no issue. If people want to buy the home and the patio cover is
there when they see the home, there is good chance you will need to repair the
patio cover in order to get a termite clearance. I tell my clients all the time
to get rid of the cover before you put it on the market, that way the problem
is removed.
Always remember, what
people see when they look at your property, they expect to be there when the
deal is done. Even if you tell them that a certain item is not part of the
deal, it can become an issue as the pressure starts to build during the Escrow
process, so don’t make anything an issue that does not have to be. Only have
things in the home that are part of the sale and you will eliminate that issue
before it ever comes up.
