What Property Managers don’t tell you?
When you look for a Property Management Company, there are
some important questions you need to ask. First, how do they go about filling
vacant properties? So many property owners are only concerned with how much a Property
Management Company is going to charge them; they forget that the longer a
vacant property stays vacant the more it cost them.
For example, If a Management company charges ½ month’s rent
to fill a vacancy, then you need to ask them how much of that fee will be offered
to other agents who may have clients who may want to rent.
Many management
companies only try and rent the property themselves and they don’t use the Multiple
Listing Service (MLS) to get the property rented. That will make it much more
difficult to rent the property and most of the time will lengthen the amount of
time the property stays vacant. After a property is vacant for a while the
management company may give up. A property owners needs to make sure that the
fee they pay will be enough to get the property rented.
Next and this is also a big deal, how often will the
management company visit the property. Many management companies only go to the
properties when there is something wrong, but they need to also visit the
properties more often, if you want oversight of the property. You need to know
that what is done in the first few months of management is done throughout the
contract.
The next big question is, how will repairs to the property
be handled and who will be responsible for the repairs. In my business of
Property Management in Orange County California, I am not only the Broker, but
also A General Contractor, so I make sure the repairs are done correctly and I
am the one responsible.
Maybe the most important thing that a property owner needs
to know, is, who is the one person that they will be able to talk to when they
have a question about their property. The number one complaint from property
owners when it comes to management companies is that they never are able to
talk to one person every time, when they call their company. No one seems to be
in charge, it is management by committee and that is not a good recipe for a
successful relationship between owner and Management Company.
Ask questions and never allow yourself as a property owner to
get locked in to a long term contract. If you are not satisfied, you should be
able to leave and find yourself a new company. In my company, I never want a
property owner to be forced to stay with me if they feel they would be happier
elsewhere. My goal is to make every owner be able to relax in knowing their
property is well managed and if I am unable to do that, then I want that
property owner to find a place they are more comfortable with.
There are many Management companies out there to choose from
and a property owner needs to ask the right questions in order to find the one
that fits their expectations.
