Patience is not easy
This time of the month, I always have one Tenant who drives
me crazy with the excuses of why he can’t come up with the entire amount of
rent. I think that he is a good person, but he has real trouble with the truth
and no matter how many times I tell him that I don’t believe his stories and
that even if I did, he still needs to pay the entire rent on time, he comes up
with another story the next time.
Why do I have patients with a Tenant like this?
As I told the Landlord, Patients in this case
is in her best interest, due to the fact that the unit that the Tenant lives in
is old and if he moves out, the Landlord will have to upgrade the unit at a substantial
cost.
As a Property Manager this drives me crazy, even though this
Tenant pays his late fees and is all and all a good Tenant, I still have a real
difficult time convincing myself that the correct way to deal with this Tenant
is patience, even though it is in the best interest of the owner. I just think
that allowing a Tenant to be late month after month is not a good way to run my
business, so I have a very big conflict and a big part of me wants the Landlord
to get tired of the late rent and instructs me get rid of the Tenant.
I know that I
will not have to evict this Tenant, he will move if asked and I would give them
the 60 days that is required unless it is to a point that I need to issue a
three day notice.
In my business of Property Management in Orange County
California, I always want to do what is right for the Landlord, so I am going
to ride this Tenant out until the Landlord asked me to not be so patient, but
It is not an easy thing for me to do and I hope in the future this Tenant comes
through and starts to pay on time, but I am not holding my breath.
