Are you willing to do what it takes?
As a Property Manager, I am in contact with many people who’s
dream is to own a home, but they are renting due to many reasons. Bad credit,
no down payment, unsteady job situation, or just fear of the responsibility to
own a home. The ladder is just something that has to be overcome.
When I talk to these Tenants and we are talking about the possibility
of them ever buying a home, I ask them what they think is in their way of becoming
a home owner? And after I get their response, my next question for them is, "are
they willing to do what it takes to become a home owner"?
Many of these Tenants have the dream of home ownership, but
they really never think it will become a reality and that is the biggest
problem they have, if you don’t think something will ever happen, you have no
incentive to do what it takes to make it happen. All of these Tenants are making
rent payments; many are paying as much as they would if they bought a home.
Some understand that and it drives them crazy, but some really don’t realize
that they could be making a house payment instead of rent at the same or close
to the same amount that they are paying now. If they take the time to listen
and learn, they can start to believe that home ownership could be in their
future, if they put in a little work and sacrifice. It’s the second word that is
the real problem, “Sacrifice”.
Many people who rent don’t realize how little
they would have to change their lives in order to be a home owner, but there
needs to be some changes.
Let’s take the example of not having a down payment. If you
have a husband and wife and each spend $5.00 per day on coffee, if they sacrificed
that coffee each day, they would save $300 per month and that is $3600.00 per
year. Just 2 or 3 years of that savings will give you a nice savings to put
towards your home, and if you could find a few other luxuries that you could do
away with, then that down payment is well in sight. If we all look at how much
money we spend that we really don’t need to spend each month, if we just sacrifice a few minor
pleasures, then many of the issues that
hold you back from buying a home will disappear, but it all comes down to the
question, “Are you willing to do what it takes”?
The next big problem is credit score, and that will just
take work on the part of the potential home buyers to start paying everything
on time. Do not pay a company to help you with your score; you can do
everything on your own. Anything a company tells you that they can do, you can
do for free. One way to start raising your score is to challenge each
derogatory mark on your credit report and you need to do it on each credit
agency. You can do it all on line and that may get some of your bad marks to
fall off and raise your score. The most
important thing is to never be late on payments, credit cards, car payments any
type of loans. You need to make sure that you never get another bad mark.
The
next thing is to monitor your credit and you can do that for free with “Credit Sesame”
or “Credit Karma” I use them both and am very happy with them and again it is
free.
It is possible for many people to buy a home, but it may
take a few years to change your lifestyle a bit in order to make it happen, so if
you have that dream of being a home owner someday, you need to ask yourself, “Are
you willing to do what it takes”!
