You can still house hunt, while on vacation
The Heat of the summer is on and so many people want to get
away, but what do you do if you are in the process of looking to buy a home?
How can you enjoy your vacation and still stay on top of the possible homes
that may interest you?
When I first started in Real Estate, the big thing was to set
clients up on e-mail and every property that came on the market that was in the
right price range was automatically sent to the client. I fell into this trap
and had dozens of clients set up for this automated e-mail slam. The funny
thing was, I was never selling anything. Then I talked to an experienced
Realtor and he told me to stop e-mailing prospects and engage with them.
That conversation made me understand that the e-mail process
was the lazy Realtors way of trying to sell real Estate. That other Realtor
also told me that if the so called clients I had did not want to engage with
me, they are not clients, in fact several Realtors are probably sending them the
same e-mails I was. So I changed my ways and when working with buyers, I
started to actively work the active properties.
What I would do is find out
what my clients wanted in a home and instead of putting those clients in my car
and showing them these properties, I went to the properties alone and then I would
take pictures of the properties, send them to my clients and then call my
clients and have them meet me at the property as soon as possible.
This method started to work and I realized that showing
properties was more about my expertise and not about numbers. The more
properties you show a client the less likely you will ever sell them a home.
That gets me back to my topic of shopping for a home while
on vacation. If you are attached to a Realtor who is sending you property after
property, then you might as well enjoy your vacation and take up the house
hunting when you get back, but if you have a Realtor who is actually engaging
with you and understands what you are looking for, then they can continue to
actively hunt for your home while you are away. If they come upon something
that is a right fit for you, then it will be up to them to give you as much
information as possible, send as many pictures of the home that it will take to
give you a feel for the home and if it seems like a great place for you then
you may have to make arrangements to see the home, but a valuable Realtor will
make sure you are not wasting your time.
In my business of Property Management in Orange County California, I hear so Often that Realtor's are overpaid, and many
Realtor's may be, but if you find a hard working Realtor who is willing to do
the work, then you can feel comfortable shopping for a home, even while on
vacation.
