How much do we love our views?
Most people when they are looking for a home to buy or rent,
especially when they are buying, would love a view. I always love the concept
of the “Peel a boo” view. I remember, when I was a new agent, I was on a
Realtor caravan looking at homes and one house had a “Peek a boo” view of the
ocean. In this case the “peek a boo” view, meant that you needed to stand on a
chair to look out the window to see a very limited view of the ocean. It was
not a lie, there was a view, it just took a good effort to see the view.
When I built my first home, I bought the land because of the
view of the lake. When the home was built, the view of the lake was a very big
part of the appeal of the home. I had a friend that lived in Laguna Beach and
when you looked out of a very large kitchen window, you had a beautiful unobstructed
view of the ocean. I asked her if she ever took the view for granted, or if
every day that she looked out at the ocean she appreciated the majesty of that
view. She said that it was impossible to be unaffected by the view and every time
she looked out, she was blown away by the beauty of what she was looking at. I
was very happy to hear that.
I remember I read an article a few years ago that a couple
was spending thousands of dollars to try and stop the owner of a lot in the
front of their house from building. I believe the home was in Oregon and they
had a spectacular view of the mountains. The funny thing was that they could
have bought the lot prior to the issue for much less than they were spending in
the court battle. I used to do some contracting in Laguna Beach and before
someone could build a home or re model, they needed to stick build the project
so the neighbors could come out and see that no views were going to be
effected. I also have seen the opposite in Newport Beach, when a neighbor built
a home and it completely took away the view of the people behind them.
A View is very important and when you do buy a home, you need
to make sure that your view is protected. Asking someone to not build on a lot,
when there are no rules against it is not practical. You can’t say that a
person who bought a lot that had no restrictions now have a worthless piece of land
because you want your view to be protected. Now if before the lot was sold, the
buyers were aware of rules protecting views, then the new owners have to comply
with those rules.
Having a view of water or mountains, or a valley can be very
special to the home owners and a view does not just mean that you have something
to look at, but it gives you a sense of space. So many homes are built on top
of each other with a view of your neighbor’s back yard, so to have a view of something
more, can be a very important part of a homeowner’s life.
The funny thing is
that a view does not have to be as majestic as the ocean view that I had talked
about before. The view could be as simple as a nice park, or a row of trees.
Having that view, should not be taken for granted, so before you go out and
look for a new home, see if you can find something with some kind of view. If
you do, you will be very happy you did.
