If you are going to do an open house, you should have
company
I am not a big fan of open houses, but many Realtor"s love
them, and they build their businesses doing open houses. If you do decide to do
an open house, you should have company. The best company at an open house is
people coming to look at the house, but that is not the company I am talking
about.
Every open house should have 2 Agents working. There are
many reasons for that, and safety is the biggest reason. There are so many bad
things that can happen in an open house and if two Realtor's work together, then
they can watch out for each other and keep an eye on the home itself. I can’t
tell you how many times that an open house has been so busy that trying to
watch everything that is going on becomes impossible.
The most vulnerable an
Agent becomes is when they are alone with a visitor. You not only have to worry
about being attacked, but also being accused of doing something inappropriate and
it can become a mess. I stopped getting into an elevator with a lone female
many years ago and I also never go into a home with a lone female that I don’t know.
I wait outside and then answer any questions. It is my way of protecting myself
from a mess.
I understand that many Realtor's don’t want to share their
open house and are very defensive about sharing any potential clients or even a
sale at an open house, but if a Realtor is realistic, they will understand that
they can be more productive with another Realtor and also understand that it’s not
so bad sharing a sale or two. Also having help putting up those signs and
taking them down is also a great thing. I always hated retracing my steps and
removing all those signs after an open house.
The best thing about having company is that in the down
times, you have someone to talk to, so make sure you partner up with a Realtor
you like.
