Buying the right home does not just mean location
When Home buyers are looking for a home, they often look
first for the location of the home, the size of the home and the amenities of
the home and that all makes sense, but there is one very important part of
searching for a home that is often left out.
First time buyers are the most vulnerable when buying a
home, because they lack the experience of past home ownership so they often
rely on their Realtor to guide them. The Realtor is going to do the best job
they can to make sure all the paperwork is done and the inspections are taken
care of, but it is not a Realtor's job to evaluate a home other than if they see
obvious problems. But there are problems that are beyond most Realtor's
expertise and to be very honest Realtor's should not be expected to point these
problems out.
When you look for a home, you also need to look for things
that could be costly in the future.
A home inspector will evaluate a roof and
give you a life expectancy, but the pitfalls of a flat room even if the life
expectancy may be favorable can be problematic and I would recommend
passing on a home that has a flat room. Many roofers will not work on a flat
roof, because they are tricky and can be a very expensive roof to replace.
Siding on the exterior of the house can also be problematic,
especially if the siding is old and made of material that is no longer
available. And if you are buying in a condo HOA, you need to evaluate the
future repairs of the exterior of the property because the cost to the complex
can be very expensive.
Trees are great and old trees are beautiful, but be wary of
roots that may create havoc on your pipes. You should get the sewer lines
inspected with a camera.
Be very careful when buying a home that has any living space
under ground. Those rooms can be very expensive to repair, especially if the
seal of the exterior wall has a breach and moisture find its way in.
The problems that I mention can be very expensive problems
to remedy. The problems that a home inspector may find are most likely not deal
breakers.
