Speaking out as a Property Manager
It is always difficult when a Property Manager takes over a
new account and the property may not be up to snuff. Now as a business person
the Property Manager wants new business and if you have been in business as
long as I have, you understand how protective people are about their homes,
especially when they have lived in the home for years and much of what is in
the home as far as décor, were put there by the owner.
The question is how you get people to change the things that
need to be changed, without alienating your new client. Well, I have come up
with a solution that works much of the time and without hurting the feelings of
the owner.
The best way to get anything done in a rental property is to
let the owner know that a prospective Tenant wants a change in the property
before they sign a lease. It may be paint color, or carpeting, or new faucets,
or anything. If you approach it in this fashion, it is much easier for the
owner to comply with changes without taking it personally. The prospective
Tenant is faceless to the owner, so it does not have a negative impact that it
would have if it came from the Property Manager.
Always remember, letting the owner make the decision that they
feel is in their best interest, is much better than the Property Manager making
pronouncements that things need to be changed.
