Are Teams better for the client?
Many Real Estate Agents are part of a team and there are good
reasons for that, Real Estate is hard and there are many aspects to it. Being
part of a team can take much of the pressure off an individual agent. All of us
have our own personal talents and things that we are good at and if two or more
Real Estate Agents get together and each have things that they do very well
that compliments the other Agent, then a Team can be very successful.
The question is, are teams better for the client and the
answer can vary.
Sometimes teaming up on a client can be beneficial, but other
times it can be a determent. Let’s for example say that one member of the team
is great at marketing and bringing in the business, but being part of the
transaction itself is not their strong suit. As a client, your first contact
with the team is with the marketing part of the team and it can be problematic
if, once you list your property with the marketing agent and you feel comfortable
with them, you now are passed to the transaction agent and you may not be so
taken by that agent. Have as a client, you been deceived.
As long as the marketing agent is up front and explains the
way their team works, no deception has taken place. Just as in a Real Estate
transaction disclose everything and you will have no problems.
There are many positives for a client when dealing with a team
and having more attention from 2 or more agents can be a good thing. Often when
a team works well a client can feel that their needs are being serviced much
more effectively with multiple agents working together.
I have had it both ways and I have no problem with teams and
individual agents. Some people just work better in a team and some just work
better as an individual. As a client you need to understand how a team works
before you sign on with them and if you sign on with an individual agent, you
need to make sure they have not taken on more than they can chew.
It all comes down to what a client is comfortable with. If I
was going to sign on with a team, as a client, I would want to meet the whole
team before I signed on. I always want to know who I am dealing with. When you
sign on with an individual agent, you know who to contact and to yell at.
