Stay the course during the Christmas season
While all of us have obligations during this Christmas
season, it is easy to get off course when it comes to Property Management.
Tenants have the same obligations from a time stand point and also a money standpoint
and those Tenants who are just barely making the rent each month may run into
problems.
While I have talked to many Tenants through the years about
making sure the first and most important bill they need to pay is the rent.
Keeping a roof over your families head is much more important than any gift you
need to buy or any trip that needs to be taken, but inevitably some of these
Tenants lose their heads and fall behind. As a property Manager, you need to
stay the course, even when it seems to be cold and heartless during this time
of year.
The excuses never change, and your reaction as a Property Manager should never change. Consistency is the key for successful management
and if a Tenant thinks that they can use the rent money for other things just
because of the time of year, then as a Property Manager, you need to stop that
train of thought or you will lose your credibility and authority.
Everyone wants a wonderful Christmas for themselves and
their families and a beautiful tree that is filled with gifts underneath, is a
wonderful thing, but some people just can’t afford it and as sad as that is, it
is just reality. As a Property Manager, you are not doing Tenants a favor by
enabling them to spend the rent money on a wonderful Norman Rockwell Christmas.
All of us want things we can’t afford, but it is part of life that we stay
within our budgets and pay what is necessary to sustain a safe environment for
ourselves and our families. If as a Property Manager you allow Tenants to be
late on their rent, you are not doing your job and your client is getting short
changed.
Remember, many of your clients
are expecting the rental income to pay their bills, so late paying Tenants can
have a detrimental effect on them and that can have a detrimental affect on the
Property Manager who may lose that account.
Staying the course is not harsh, it is the best way to keep
people on track and consistency helps the Tenant who has a tendency to try and
fudge a little, understand that the rent is one place that they can’t ignore,
even for a week or so. This helps the Tenant make better decisions and that is
the best Christmas gift you can give all of your Tenants.
