Asking questions is key to finding a qualified Tenant
When a Property Manager has a property for rent, finding a
Tenant is important, finding the right Tenant is imperative. Having a Tenant
fill out an application is important, but even before that happens asking the
right questions could save both of you time and the prospective Tenant some
money.
When someone comes into a home and is looking to rent, often
they are in a hurry and are willing to do anything it takes to rent the
property. A prospective Tenant being in a hurry is not necessarily a red flag,
but asking them why they are needing a new place to live can reveal a great
deal of information for the Property Manager. If for example they are leaving
because the owner has lost the property and did not give the prospective Tenant
much time to get out, that is a reasonable reason for the Tenant to be in a
hurry, but if for some reason they are having problems with their Landlord and
need a new place to live, that could be a problem. Also, I am always weary of
the Tenant that has waited until the last minute to find a new place. They may
have had 30 or 60 days to move, but have waited until the last week, that could
be a character flaw.
That first question could give a little window into the
character of the prospective Tenant, but the answer to the next question could tell
a Property Manager whether they should go further into the inquiry or move on.
How much is the household monthly income? Once that question is answered, the
prospective Tenant should be told whether the home could be a good fit or not.
That way, they also understand that it is worth going further into the
application process or to start looking elsewhere to live.
Those two questions will tell the Landlord whether the
people they are talking to might be good prospects. A Property Manager should
never just have people fill out an application without talking to them first.
Going through an application and starting that process is time consuming and
having a prospective Tenant pay for a credit and criminal report is costly, so
before all that happens, ask a couple of questions and that could save both
parties time.
