Getting your rental property ready for the rain
We don’t get much rain in Southern California, but this year
we are expecting an El Nino affect. What that means is that we better get our
investment property ready and if we wait for the problems to occur, the cost
will be greater than if we attack the problem now.
The first and most obvious issue is your roof and if it has
leaked in the past then make sure you address that issue now. Remember, the
heavy rains may not come until March so even though we have not been hit with a
huge amount of rain yet, it may be on the way. If you have been thinking about
getting a new roof, get it done, if you wait until the rain comes, the cost
will be much higher and the water damage you may get from leaks during a heavy
rain will compound the cost.
The next is the drainage around your property, the last
thing you want is water making its way inside the living area, or if you live
in hilly area’s you also have to worry about mud slides. You may want to plant
grass or ground cover and hope that it takes root before any heavy down pour. Also
if your property has area’s that become very muddy, then that mud can be
tracked into the home and ruin the carpet or wood floors.
Make sure the exterior of the home is well painted. Water on
raw rood can cause wood rot and that can be very costly to repair.
Paying attention to potential problems now can save you a
great deal of aggravation and money down the road
