How should a Landlord prepare for the summer?
Here in Southern California, some would say that we have Summer all year long and I guess when you look at most of the country during a
harsh fall and winter, that may be true, but we do get much warmer in the
summer and being in the property management business, we get more calls for
repairs then other time of year.
Of course the obvious calls are for the air conditioner.
When the air conditioner breaks the call that I get are from people who are in
panic mode. On the first day of a heat wave, all the Tenants flip the switch
and hope for the cool air, but sometimes, they don’t get that cool air and the
panic begins.
Problem One
During the fall and winter, many Tenants never think about
the air conditioner and they neglect changing the filter, so to avoid a call
from the Tenants and an expensive service call, the Landlord when they do the
twice a year smoke detector check, should also replace the filters in the
heater and air conditioner. This way you know that if you do get the call it is
not the filter that is the problem.
Problem two
The next call I get is for power issues. If the home is an
older home, the demand for electricity is much greater then is was when the
home was built and when the Summer comes around the use of the air conditioner
is too much for the amount of amps in the home. This problem is much more complex
and much more costly. The only way to prepare for this is for the Landlord when
they can afford it, to increase the amps in the home. If that is not possible,
then a Landlord should advise the Tenant before they move in that the home does
not have enough power to accommodate everything the Tenant may want to run. That
way, a Tenant can make the decision before they sign a lease whether the house
is for them or not.
Problem Three
Pool issues always come up when summer comes around and this
problem is easy to prevent. If you are a Landlord with a pool, have a
professional pool company maintain your pool throughout the year. If the pool
is kept in good shape all year long, then when the Summer comes around, the
pool is ready to go. It will cost you much less to have a pool company maintain
your pool, then to have a Tenant do it, and the pool will be ready to go when
it heats up.
These three issues are common when the mercury starts to
climb and a Landlord can relieve the stress for their Tenants and themselves by
doing year long maintenance on the home. A little preparation will go a long
way to decrease those panicked Tenant calls.
