Attention Rental Property owners: Dump the Carpet!
I have not been shy on my dislike for carpet. If everyone
who has carpet in their home would watch when carpet is removed and how much
stuff get thrown into the air they would hate carpet too. If you think that you
keep your carpet clean by having it professionally cleaned every once in a
while, you are mistaken.
How clean is your carpet?
How clean is your carpet? Think about if you
mop a tile floor once per week and you look at the bottom of the mop and you
see how much dirt is on the mop. The same dirt gets ground into your carpet as
you walk on it. The difference is that the dirt that gets ground down into the
carpet is not seen and just builds up over the years no matter how much you
clean it. Carpet is like a sponge, everything that falls on it leaves something
behind. You may say that your carpet is rarely walked on, well you don’t walk
on your coffee table and you need to dust it at least once per week or the dust
builds up. The same goes for your carpet, even if you never walk on it, dust is
settling into the pile and padding never to be seen again
If you walk outside and then walk on your carpet, you are
bringing whatever you step on outside and grinding it into your carpet, Think
about the things you step on when you are walking and then ask yourself if you
want those things in your home for years to come. If you have children, do you
want them to play on that carpet after it has been walked on?
Dump the Carpet
I can go on about why carpet is not a good thing for anyone,
but my real point is why Rental Property Owners should dump the carpet. The
initial cost of putting tile in a Rental property is more than if you put
carpet, but the benefits are many.
First the life span
of carpet is 6 years compared to tile which is 50. Of course the numbers depend
on care.
Next, as a rental
property owner that allows pets, you never have to worry about pet odor getting
trapped in your tile, while carpet and pets are like oil and water, they just
don’t mix.
Tile is so easy to clean and it can be done with a broom and
mop, for carpet to LOOK clean (and I emphasize look because you really never
get carpet clean) you need to either hire a professional carpet cleaner, or own
a carpet cleaning machine and do it yourself.
If you have a flood in the home, carpet will have to be
removed, but water will not ruin tile in most cases and it will be easier to
remove the water.
The initial cost of
tile is more than carpet, but for many reasons tile will not only save you
money in the long run, but make life much easier when it comes to getting a
property ready for new Tenants. I a not saying that you should throw out good carpet and replace it with tile. What I am saying is that when you need to replace your carpet, you should replace it with tile if it is possible.
