Focus on what counts
Property Managers and Landlords make very important
decisions when it comes to placing Tenants in a home. Getting the best
information is key, but focusing on what is important is even more important.
In my business of Property Management in Orange County Ca. I
try to give my clients the benefit of my experience when it comes to evaluating
potential Tenants, but sometimes it’s a hard lessen for them to learn. The most
difficult part of the education process is dealaing with a credit report. A
Credit report can give great information, but it can also be a cog in the wheel
when it comes to convincing Landlords that a Tenant is a good fit even though
their credit may not be great.
Stable Job
I of course look at a credit report and I do look for
certain things, but I really focus on past renting and I really focus on job
stability. If someone has a troubled credit past but a very stable job, I can
look past the troubled credit history as long as there are no evictions and
they paid their rent on time. For some reason, some people don’t like to pay
their bills on time, but they pay their rent and their car payments like
clockwork.
Now would I rather have all my Tenants have great credit, of
course, but if I disqualified every Tenant who had a troubled credit history, I
would have quite a few vacant properties. My point is that using all the
information you have to make a good decision when filling vacancies is important,
but some information is more important then others and if you have an applicant
with an ugly credit history, but a very good and stable job, make sure you
think long and hard before tearing up that application.
