Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Using the Holidays to spruce up for your property

We all go crazy with the so called Black Friday sales all over the TV and Radio, but get ready, here it comes. I never go shopping on the sale days, but I am a big believer in online shopping and the sales can be even better online. Oh and by the way, never pay for shipping (My opinion)
For investment property owners, this can be a great time to get things you may need for your property to spruce it up, and in my business of Property Management in Orange County Ca. I encourage my clients to take advantage of the sales to improve their investment properties.

Take a look and see what you may need what you need

You may need new appliances, or you may have been putting off some repairs. The exterior may need some TLC, some paint or Landscaping. This could be a good time of year to buy those items.
I like to go online on sites like Home Depot and Lowes to look for great deals on Landscaping, paint, ceiling fans, BBQ’S. This could be a great time to stock up on thing that you may not need now, but know you are going to need in the near future. I for example need a new TV and I am waiting to see where the prices are going to go.
