Why the word "Team" in Real Estate can be a red flag
So much of our lives are consumed by sports, so it is not
surprising that sports analogies are common in our personal lives and in our
business lives, but is that really a good thing?
Serving the client
Real Estate is all about service and serving the client and
in my business of Property Management in Orange County Ca. I pride myself on
the service I give, but I find that many people in Real Estate, whether it be
in Property Management or traditional Real Estate have implemented the team
approach. This seems to be a trend that is to give the client a feeling that
they are being taken care of by a slew of people and that is much better than
one, but is it?
What is a team?
When a baseball team takes the field, all the players have
one goal, and that is to win. Nothing else matters to that team. Each player is
dedicated to doing their job on the field. That team cannot function without
those 9 players on the field and the support players and coaches. Some players
are more talented than the others, but those talented players still rely on the
others for their success. If you have a great pitcher, but the short stop can’t
field a ground ball, the team will fail and so on. Whatever team sport you want
to talk about, every member of the team is focused on winning the same game and
that is why they are a team.
Individual play
Tennis is an individual sport unless you play doubles and
the only player that matters in that tennis match is the one the court. The
singles tennis player counts on themselves for success.
Can Real Estate be a team business?
The answer is yes, but
should it be, and is it really better for the client? There are different types
of teams in Real Estate, the ones that have multiple agents who work together
and split the commissions, the teams who have a main agent and one or more
agents who are in support. There is the agent that does the Real estate work
but have others do the paperwork and other tedious jobs and the list goes on.
In my business of Property Management, Teams are very common. As a client you
may have to deal with several people on a so called team when it comes to your
property.
Is this Team mentality really the right fit for the client?
Sure it sounds good to have a team working for you, especially if you are the
type of person who likes the sports analogy and the feeling of team spirit, but
is it really possible for a team of Realtors to be single focused like a
Baseball team? I can’t tell you how many times I have heard a potential client
tell me that they are going for another Realtor, because they have a team of
people to help them, and then have those same clients come back to me, because
that team of people is just another word for passing the buck.

In my business, I am the team and I am the only one my clients
will ever have to talk to. Sure I have help with accounting and other jobs, but
as far as the properties I manage, I am the first and last stop for the so
called buck and I have never had a client complain about talking to the boss.
They have never said to me, is there some else I can talk to, or is there
someone there that can solve my problem. Yes, there are teams in Real Estate
that work very well together, but for me, the individual service that I give, I
also like to get in business relationships I have. One thing that drives me crazy is to have one
person sell me on a service and then once I am convinced to buy, I get handed
off to someone new, another member of the team.
I played Baseball through college and enjoyed the teams that
I played on, but that team concept is rare off the sports field. So when I
hear the word team. I run the other direction.
