Reasons using a Property Management Company is a good thing
I know that many people who have had dealing with Property Management
Companies are not fans; in fact there may be outright hatred of the business. I
understand that, I have also had to deal with many Management Companies and
they can be difficult at best. But believe it or not, there are good ones out
there and if you find one, it can be a very beneficial relationship.
I have been in this business for many years and my clients
range from people who are new to the Rental property business to the
experienced investment property owner. What they both have in common is the
desire to have their property cared for and information given to them in a timely
fashion. They also hate bad news. The former, should be an easy task for a
Property Management Company, the bad news part is not always easy to avoid.
Even though there are plenty of reasons to avoid using a
Property Management Company, there are many reasons to put in the effort to
find a good one and take advantage of what Property Management Service they
offer.
The first advantage in using a Property Management Company
is having a go between, between the owner of the Property and the Tenant. Many
Investment Property owners, like the idea of owning rental property, but do not
want the day to day interaction with the Tenant. The Property Management
Company will remove that interaction and deal with the Tenant in place of the owner.
The key to finding a Property Management Company that works for you, is being
comfortable with allowing that company to make decisions on your, the owners
behalf. If you want to be the type of owner that is involved in all decisions,
then you need a Management Company who understands that and communicates with
you all conversations they have with the Tenant that requires an action. I have Client who like to be very involved
and clients who want minimal involvement and some in between. The key for the
client and the Management Company is to find out how each behaves and get
comfortable with each other. Larger Companies are stricter with their
procedures and smaller companies may be much more flexible with how they handle
their clients.
The next advantage to having a Property Management Company
is having someone else keep track of the monthly paperwork. Keeping up with the
income and expenses can be a daunting task and having monthly statements and
end of the year reports can be a huge help for investment Property Owners.
Collecting the rent is the next advantage to having a
Property Management Company. It may seem like an easy task to collect rent, but
as anyone who has ever been in the rent collection business understands, making
sure Tenants pay on time and dealing with them, when they don’t, can be one of
the most difficult parts of the Property Management service. Having a good
relationship with Tenants, but also letting them know what is expected is key
and that requires the Management Company to be pro active.
Keeping up with repairs is the next big advantage of using a
Property management Company. Knowing what repairs are urgent, and which ones
can wait is key to being a pro active Property Manager. I want Tenants to let
me know if anything seems to be in dis repair. Sometimes Tenants call with
minor issues that can be dealt with when the property is vacant or in
transition from one Tenant to another, but other repairs such as water leaks
need to be taken care of now. Also the Management Company should have people
who are capable of doing the repairs and doing them right. In my business of
Property Management in Orange County California and being a Licensed General
Contractor, a big part of my business plan is to make sure repairs get done
right and in a timely manner. Making sure repairs are done is also a good way
of keeping good Tenants in the Property Longer.
Dealing with leasing a vacant property may be one of the
most important reasons to deal with a Property management Company. Every day a
Property is vacant, a Landlord loses money, so it is imperative to get a
property rented as soon as possible, but in doing so, making sure you are
getting a qualified Tenant and at the same time making sure all Tenant Landlord
laws are followed. Part of the leasing process is also getting Tenants to stay
in the property when their lease is up and signing an extension. If a Property
Management Company can keep good Tenants in a property, the Landlord will have
a much more profitable business.
There are other reasons for using a Property Management
Company, but these reasons that I talked about are the ones that I feel are
most important to my clients and If I am doing my job right, my clients will be
stress free and have a profitable Rental business.
