owners are always concerned about the inside of their property. They want to
make sure the Tenant is keeping the inside of the property clean and well
maintained. But if a property owner is only concerned about the inside, they
are being short sighted.
Pay attention to the outside also
The outside of a home is the first thing that people are
going to see when they drive up to a property and you know what they say about
first impressions. Now it may be true that if a rental property fits the needs
of a Tenant, they may overlook the outside, after all you are not selling the
property, but that should not give Rental property owners the feeling that they
can ignore the outside of their property.

In my Property Management Business, I know that many potential Tenants drive by a property before they ever
think about making an appointment to see the inside. If the outside of the
property is in disarray, they may never make that appointment and the inside
may be perfect for them, but they will never see it. If the outside is well
maintained, that will increase the odds that they will want to see the inside
and if they really like the outside landscaping and patio area’s they may even
forgive some area’ of the inside that may not be what they are looking for.

Here in Southern California, we spend quite a bit of time
outside, winter or summer and if the exterior of the home is a pleasant place
to be, that exterior may be a huge asset in getting a Tenant to decide to rent
the property. Now I’m not saying that you should spend a huge amount of money
on Landscaping, but taking just a little interest on the outside of your rental
property may pay great dividends in the long run.

is well maintained? When you have people over your house to visit, isn’t it
nice when they compliment your front yard? People who rent your investment
property are not much different then you are. For the time they are renting
your property, that is there home. They want to feel good about where they live
and when they drive up to the house, they also want to be proud of their front
yard. When they entertain, they want the people who visit to compliment them on
the front yard. No one wants to be embarrassed when people come to their home.

property. A nice patio with an area for a BBQ is great. Some plants and trees
for shade and privacy are also nice. These few improvements do not have to cost
much money; it just may take some effort and imagination to make a back yard a
great place to relax.
