When I read something, I like to know where the writer is
coming from and how they formed their opinion, so I want people to know how I
form my opinions when I write.
Opinion formed by experience
Talking about repairs to your investment property, My
opinion is formed from my experience in construction. Understanding how a home
is built, is key to understanding how important it is to keep the property in
good condition.
For example: When I see someone on top of a roof trying to
repair a leak, I often wonder if they understand how that roof was constructed.
Do they know that the shingles on the top is just the first layer of
protection. Do they know that if the roof leaks, then the felt paper under the
shingles is also damaged.
I also wonder why so many Landlords allow leaks under the
sink of their home to go on without repairing the problem. Water does so much
damage, that allowing water to drip under a cabinet makes no sense. Water will
find its way if it is not controlled and it will not only deteriorate the wood
inside the cabinet, but it can travel to other area’s in the home. Dripping
water, no matter how small should be taken care of quickly and checking all
sinks and showers for leaks is a good way to get ahead of pending problems.
Water needs to be respected
Part of my Property Management Service is to explain to my clients what I learned In my years of working as a contractor. I have seem so much
water damage and much of it could have been avoided if the home owner acted
quickly and corrected the problem before it did it’s damage. Water has to be
respected and people need to understand the corrosive nature that water has.
Anytime water sits in an area for a period of time, it will start to
deteriorate the material that surrounds it. Making sure that exposed wood and
other materials in your home are kept dry is the best way to avoid costly
repairs.
My respect for water came at a great personal price. I was
building a home in Lake Elsinore and part of the home was underground. I though
I did everything right as far as waterproofing, but the first rain that came I
had a disaster. Water penetrated the walls and I had an expensive mess on my
hands. From then on, I respect water and the damage it can cause. Most people
worry about mold and that is also a concern, but other water damage also has to
be contemplated and making sure that water is contained is the key.

Plumbing is the most common repair that a Landlord or
Property Manager has to deal with, and the key is to have a good plumber that
reacts quickly to your requests. If a toilet clogs, or a water heater goes out,
you need to get those Tenants back to normal as quickly as possible. Delays can
be costly and also cost you a good Tenant.

Having a good Handy man that can handle most small problems
is also very important, but remember to make sure your vendors are licensed. If
they are not, you can create all kinds of problems if things go wrong.
Making sure that repairs are taken care of not only benefits
the Tenants, but may benefit the owner of the property even more in the long
run. If you keep your property well maintained, then you will not have many
problems creeping up on you all at once. Handling one problem at a time is much
easier and much more wallet friendly.
